• Read all disclosures. 

• Diligently inspect the property, bring contractor and obtain any other reports you wish at your expense.  All reports are yours and not to be shared with listing agent or others.

• By September 4th at 5pm deliver to listing agent:

  • 1.  The FIRST THREE files ONLY below signed with ink (court does not allow electronic signatures) 

    2. A cashier's check made out to: "San Mateo County Public Administrator", for an amount equal to 10% of amount you are bidding

    3. Place in an envelope and seal it (do not let listing agent know the amount you are bidding)

If you are making a bid for a Limited Liability Corporation (LLC) please include documentation for LLC and authorization for signatory.

Our Listing agreement with the Public Administrator's office states that Commission is paid as probate court allows.  For the last seventeen years I have contracted with the PA, the court has allowed the following:  6% of first 200,000, 5% of next 300,000, and 4% of the remaining balance of final sales price and paid by the estate (seller); split 50/50 between Listing and Selling office.   At this point it is uncertain by this broker if the court customary commission will be different than stated due to the changes in the Real Estate Industry.
